Static Pricing.
Trapped in weekday and weekend set pricing.
How we went from "Below Market Average" to market leader: A 27% occupancy surge in 30 days.
The Challenge: The "Stagnation" Phase
Prior to August 2025, this property was performing like most self-managed listings: "fine, but flat." It was sitting below the local market average, missing out on mid-week bookings and failing to capitalise on weekend demand surges.
Pre-Optimization Occupancy: 55%
Market Position: -3% vs. Local Average
The Strategy: Switching on the Revenue Pilot
In August 2025, we took over the revenue management with a focus on aggressive gap-filling and data-backed pricing:
The PriceLabs Calibration: We moved away from "static" nightly rates. We implemented a dynamic model that tracked hyper-local hotel supply and Airbnb competitor occupancy in real-time.
The "Orphan Night" Protocol: We programmed custom rules to automatically discount 1-night gaps between bookings. This turned "dead air" on the calendar into consistent revenue.
Minimum Stay Elasticity: We implemented a strategy that required longer stays for far-out bookings but opened up 1-night stays for last-minute "fillers," ensuring the house was never empty for long.
The Results: The August Breakout
The impact was immediate. By comparing the property against the broader market data for 2025, the results of professional management became clear:
The Takeaway:
"The August data proves that occupancy isn't just about the time of year—it's about the strategy. While the local market average only saw a minor seasonal lift, the property saw a massive 27% outperformance because we were actively hunting for every possible booking through data, not guesswork."
Occupancy Increase 2025.
Before my input, the owner was not getting their fair share of the market in bookings. I closed that gap in the first month of working with the property. I continued to increase the occupancy going forward.
